Terms & Conditions

1. Period of Let

The Let will commence at 4pm on the day of arrival and will terminate at 11am on the day of departure. The property is let for holiday purposes and only to the persons named on the booking form.

2. No Pets & Restrictions

We operate a strict ‘No Pets’ policy. All properties are “no smoking” properties. The operation of drones is not permitted on Stoke Dry Estate land without prior written authorisation.

3. Booking and Payment

A booking is accepted following completion of the booking form and confirmation of availability. The hire charge shall be payable 4 weeks before the commencement of the letting period. If monies are not received by this date, the Stoke Dry Estate will be entitled to re-let the property and the deposit will be forfeited by the Client.

For bookings made less than 4 weeks in advance, full payment is required at the time of booking. Once the booking is confirmed by the Stoke Dry Estate, the Client is responsible for the full hire charge. Acceptable method of payment is Bank Transfer.

4. Cancellations

Should the Client wish to cancel, the Stoke Dry Estate will seek to re-let the property for the hire period. If successful, a full refund will be issued. If not, the deposit will be forfeited.

If the cancellation occurs less than 4 weeks prior to hire and the property is not re-let, the entire hire charge will be forfeited. Clients are strongly advised to take out a Holiday Cancellation Insurance Policy.

5. Availability

If the property cannot be made available due to events beyond the Owners’ control and the Owners are forced to cancel, the hire charge will be refunded in full. Clients will have no further claim against the Stoke Dry Estate.

6. Services

Electricity, heating, bed linen, and towels are included in the hire charge.

7. Number of Persons

The number of persons occupying the property must not exceed 6 (inclusive of babies/children). Subletting is strictly prohibited.

8. Complaints and Problems

Should there be any problem or cause for complaint during or after the letting period, please contact the Stoke Dry Estate on 01536 741707 and we will endeavour to rectify the problem.

9. Breakages or Damages

For the benefit of future guests, please report any breakages or damages. Minor accidents will not be charged, but we reserve the right to charge for damages due to reckless or deliberate misuse.

A charge of up to £350 may be levied for breakages and/or damages.

10. Safety

All guests must read and comply with all safety information and notices. Special care must be taken around the pool and outside kitchen area. The pool cover and external kitchen must only be operated by an adult.

11. Care of the Property

The Client must take reasonable care of the property, its furniture, pictures, fittings, and effects. It must be left in a clean and tidy condition. Additional cleaning charges may be imposed if necessary.

Clients must ensure the property is left secure when unoccupied.

12. Liability

Stoke Dry Estate shall have no liability for death, personal injury, damage, or loss of personal property unless resulting from our own negligence.

13. Injury, Loss, or Damage

The use of the property and its equipment is entirely at the Client’s risk. The Stoke Dry Estate does not accept responsibility for injury to the Client or their party, nor for loss or damage to belongings, including motor vehicles.

14. Right of Entry

The Stoke Dry Estate reserves the right to enter the property at all reasonable times for inspections, repairs, cleaning, and maintenance.

15. Contract of Hire

This contract is between the Client and the Stoke Dry Estate, the owners of the property.

Please Note

By signing the booking form and/or making an email or telephone booking with the deposit/hire charge paid, you accept these terms and conditions. You must ensure that ALL members of your party understand and comply with these terms.

A legally binding contract has been entered into. The Stoke Dry Estate reserves the right to demand the immediate departure of any guests who fail to comply with these Terms and Conditions or behave in a way detrimental to the property.

All information in our literature and website is believed to be correct, but we cannot accept liability for unforeseen changes, errors, or misunderstandings. We reserve the right to alter or amend the facilities we offer.
